Three homestay truths before you book
1. Town homestays and village homestays are different products. In town, “homestay” mostly means a small family guesthouse — comfortable, social, walkable. In Ta Van, Hau Thao or Lao Chai it means a wooden house among the terraces, family dinner included. Decide which experience you are buying before comparing prices.
2. The trek bundle usually wins. A village homestay booked alone means arranging transport, finding the house and trekking without a guide. Bundled into a guided trek, the same night costs little more and the logistics disappear. It is our most-booked product for a reason.
3. Check what the price covers. Village rates often include dinner and breakfast and are quoted per person; town rates are per room, meals extra. The cheapest number is not always the cheapest stay.
Village homestays: Ta Van, Hau Thao, Lao Chai
Zizi Mekhoo in Hau Thao is the budget benchmark: beds from $5, six rooms, terraces on all sides. Its 4.6 on TripAdvisor runs on warmth rather than facilities. Hmong House in Ta Van holds a 4.7 across 267 Google reviews at about $18 with the valley at the door. Rock Garden on the Hau Chu Ngai ridge adds proper en-suite bathrooms to the formula — our full review covers it. And Gem Valley on the Cat Cat road doubles as a working art gallery and café.
Town homestays: comfort with a local face
Mega View earns its #1-of-212 TripAdvisor rank the honest way: fifteen rooms named after Sapa’s ethnic groups, Muong Hoa valley views, and hosts guests describe by name. Green Sapa (#2 of 176 B&Bs) and Sapa Harmony (9.3 on Booking across 526 reviews, beds from $7) fight for the value crown. White Cloud on Fansipan Street sells panoramic glass-wall rooms, Youth Homestay covers the quiet mid-range on Muong Hoa Street, and JK is the only homestay here with an outdoor pool.
Sapa Jungle Homestay — the one we cannot review neutrally
Full disclosure: Sapa Jungle is run by our own family — same owner as Sapa Nomad. So skip our opinion and read the numbers instead: a 9.3 across 615 Booking reviews, wooden bungalows in the trees a few minutes from the town centre, from about $15. If you book it through us, you are booking directly with the family that built it.
Bungalow stays: the private-cabin option
Bungalows split the difference between homestay and hotel — your own cabin, host family nearby. S Plus Bungalow in Ta Van is the category leader at a 4.9 across 175 Google reviews from about $37. Sinai Bungalow on the town edge covers the budget end from $15. Others trade under the bungalow name around the valley; we have listed only the ones we could verify as open this month.
Maison de Sapa — the homestay-café crossover
Part café, part guesthouse near the town centre. It belongs on this list for travellers who want a soft landing: homestay atmosphere, town conveniences, a good flat white downstairs.
Two quiet ones we still get asked about
Sapa Hillcrest and Homestay 1579 both run small, low-key operations near town — simple rooms, fair prices, hosts who remember you. Neither markets itself hard, which is exactly why some returning guests prefer them. Confirm current rates directly; both change with the season.

Do Sapa homestays provide meals?
Village homestays almost always include dinner and breakfast — usually the best food of the trip, cooked by the family. Town homestays vary: assume breakfast only unless the listing says otherwise.
Do homestays offer the Red Dao herbal bath?
Some in Ta Phin and a few valley houses do; most do not. If the bath matters, book it separately at a dedicated bathhouse — our spa guide covers the real ones.
Can I trek directly from my homestay?
From the village group, yes — trails start at the door, and hosts often guide or know who does. From town homestays you will ride 20–45 minutes to the trailheads first.
Are Sapa homestays safe and clean?
The established ones, absolutely — we send guests year-round without incident. Expect simple bathrooms, thin wooden walls and honest food; that is the format, not a flaw.
The honest verdict: if you have one night to spare, spend it in a village house. Zizi Mekhoo if the budget is tight; Hmong House or Rock Garden if you want en-suite comfort with your terraces. Town homestays are lovely, but the village night is the one guests still talk about a year later.
